The Absorption Rate is a measure of how long it will take, on average, to sell a home in a particular area or neighbourhood.
The Absorption Rate is calculated by taking the number of homes active and dividing that number by the number of homes sold to give a value of the number of weeks of inventory is available. Tracked over time that number provides a guide to market trends. The actual rates will go up and down during the month as most sales go to settlement in the last 10 days of each month.

6th December 2006 - A total of 51 homes sold in the 20136 zip in November. There were 290 active homes on the 30th November making the November absorption rate 5.68 months.
4th January 2007 - A total of 36 homes sold in the 20136 zip in December. There were 250 active homes on the 31st December making the December absorption rate 6.94 months.
16th February 2007 - A total of 31 homes sold in the 20136 zip in January. There were 233 active homes on the 30th January making the January absorption rate 7.51 months.
16th March 2007 - A total of 31 homes sold in the 20136 zip in February. There were 227 active homes on the 28th February making the February absorption rate 7.3 months.
